The one thing worth knowing before you read anything else

A great deal of the roofing advice that surfaces for Kamloops searches was not written for Kamloops. It was written for a wet coastal climate, and it describes the wrong failure mode.

Coastal roofing content is organised around moisture: moss, rot, persistent damp, the slow biological breakdown of a roof that is rarely dry. Kamloops is continental semi-arid. The dominant ageing mechanism here is ultraviolet exposure and thermal cycling — a covering baked through a thirty-four degree July afternoon and contracted through a January night far below zero, repeatedly, until it loses flexibility and the fasteners and sealants holding it down fail first.

That difference is not cosmetic. It changes what to inspect, what a warranty claim is likely to turn on, what granule loss in a gutter means, and whether a product recommendation imported from the Lower Mainland is relevant at all. When something you read about roofing does not seem to match what you are seeing on your own house, this is frequently the reason.

And the city is not one climate either

The City’s building bylaw divides Kamloops into two ground snow load zones rather than applying a single value municipality-wide, because there is close to six hundred metres of elevation between the lowest and highest residential neighbourhoods. Snow stays longer up the hill, the freeze-thaw cycle runs more often, and roofs of the same age in different parts of the city are genuinely not in the same condition. How do I check that a Kamloops roofing company is legitimate?

Ask for three things before work starts and treat hesitation on any of them as an answer. A certificate of liability insurance, current and naming the company you are actually contracting with. A clearance letter confirming workers’ compensation coverage is in good standing, which protects you from liability if someone is hurt on your property. And a business licence for the municipality. These are ordinary documents that any established contractor produces without fuss.

What should a roofing quote actually contain?

Enough detail that a second contractor could price the same job from it. The covering being installed by name and product, not just a category. What happens to the existing roof — stripped or covered over. What is included for deck repair if rot is found, and at what rate, because that is the most common source of a mid-job increase. How flashings, valleys, vents and every other penetration are being handled. Underlayment and any ice-and-water membrane, and where it goes. Disposal and site clean-up. Payment schedule. And what the warranty covers, separated into material and workmanship.

Two quotes are thousands apart for the same roof. Why?

Almost always because they are not the same job. The usual differences are tear-off versus overlay, what is assumed about deck condition, whether flashings and penetrations are being renewed or reused, the grade of the covering, and whether disposal is in or out. Put the two quotes side by side and find the lines that appear in one and not the other. The cheap one is sometimes genuinely leaner and sometimes has simply left out the part that fails first, and the only way to tell is to compare scope rather than totals.

How long should a roof last in Kamloops?

Less than the number on the packaging, generally. Material lifespans are established under test conditions and this is a demanding climate for a roof — strong ultraviolet exposure, a very large annual temperature swing, and repeated freeze-thaw cycling that works on fasteners and sealants. Orientation matters too: a south-facing plane ages faster than a north-facing one on the same house, so a roof usually fails in parts rather than all at once. Treat the rated life as an optimistic ceiling and the actual condition as the real answer.

Should I pay a deposit before work starts?

A deposit is normal on a job requiring material to be ordered, and paying the full amount up front is not. The structure that protects both sides is a deposit at signing, progress payments tied to defined stages, and a final payment after the work is complete and you have seen it. What matters more than the percentage is that the schedule is written down before anything is paid, and that the final payment is genuinely at the end rather than on the morning of the last day.

What happens if the weather turns partway through my roof job?

The roof gets closed up temporarily and the crew comes back. A competent contractor does not open more roof in a day than they can make watertight by the end of it, and in this climate the risk is not a wet week — it is a short, intense burst arriving over an open deck. That is a planning question rather than a luck question, so it is fair to ask before work starts how much gets opened at a time and what the plan is if the forecast changes.

What does a roofing warranty actually cover?

Two separate things that get spoken about as one. The material warranty comes from the manufacturer and covers the product failing prematurely — and it typically excludes anything caused by how the product was installed. The workmanship warranty comes from the contractor and covers the installation. The second is the one that matters in practice, because most roofs that fail early fail at the installation rather than in the middle of a shingle. A long material warranty paired with a short workmanship warranty is telling you where the risk actually sits.

Will my insurance pay for a roof replacement?

Insurance generally responds to sudden accidental damage from a specific event, and generally does not respond to a roof that has simply worn out. That distinction is the whole conversation. A tree through the roof in a windstorm is an event. Twenty years of sun is not, however genuinely finished the roof is. Where it gets difficult is a roof that was already near the end when an event happened, because the insurer is then assessing how much of the condition the event actually caused.

How do I know whether my roof needs anything at all?

From the ground you can see a surprising amount: shingles that are cupping, curling or missing, dark patches where the surfacing has gone, sagging lines along the ridge or between rafters, and daylight or staining visible in the attic. What you cannot see from the ground is the condition of the deck, the flashings, or anything around a penetration, which is where roofs actually fail. If the visible signs are ambiguous and the roof is old enough for the question to be real, a written inspection answers it without committing you to work.

Does a new roof matter when selling a house here?

It matters mostly as a removed objection rather than as an upgrade. A roof visibly near the end invites a deduction, a condition, or a buyer walking, and the number that comes off is rarely the number it would have cost to deal with. What helps as much as the work itself is the paperwork: an invoice describing what was done and what was found underneath, and any inspection report. On a house changing hands, a documented roof is a much easier conversation than an undocumented one.
